Rental Protection Guarantee

A guarantee that your rent will be paid if a tenant falls into arrears or a section 8 eviction needs to take place.

Benefits of this service include:

• Nil excess - The full rent arrears will be covered, payable in arrears.

• Covers the total monthly rent up to £3,500 per month, no matter how many tenants are on the Tenancy Agreement (higher values can be considered upon request).

• Rent arrears are paid for up to 24 months or up to £100,000, whichever comes first.

• Professional costs to cover legal & eviction costs up to the £100k total claim limit.

• Receive 75% of the monthly rent for up to 3 months after vacant possession, to keep your income stable while you prepare the property to re-let. Cover applies following a successful claim and agent re-marketing.

• Professional court attendance on your behalf.

• Section 13 dispute cover, helping you manage financial exposure where rent increases are unfairly challenged via the tribunal process.

• Whole-property cover means the policy can be transferred if tenants change, subject to referencing criteria.

• Covers breaches of the tenancy agreement by the tenant, including non-payment of rent and other scenarios (such as the eviction of unauthorised occupants).

• We handle all the paperwork and make all claims on your behalf.

Lords Cover provides this service as the policy holder of rent guarantee insurance. The Landlord or Owner will be an interested party and will receive an acknowledgement of interest outlining the policy details.
