HM Land Registry Official Title Register

An official HM Land Registry document provided in PDF will include details such as:

• the title number

• who owns the property

• how much the property was last sold for

• whether the property has a mortgage

• details of any ‘restrictive covenants’ - promises not to do certain things with the land, like not building on a particular area

• details of any ‘easements’ - the rights of one piece of land over another, like a right of way

In some cases, the title register will not include the details of the restrictive covenants or easements but will say which documents do. Any additional documents you require can be ordered separately.

This is an official PDF copy and therefore can be used as proof of ownership. Online/PDF copies ordered from gov.uk are not recognised as official and cannot be used as proof of ownership.

Note: In some cases, HM Land Registry records will not have the file available in PDF format, due to size of file or if it is an older property that has not been registered. In these cases, a paper copy will be provided.
